What to bring to Closing
Being properly prepared for the closing can help the transaction proceed in orderly and successful manner. Here is a list of a few items to keep in mind.
Seller(s)/Buyer(s)/Refinance
Goverment Issued Identification(2 Forms)
Social Security Number
Certified funds, Cashiers Check or have Wire Transferred funds
Spouse
Termite Letter if applicable
Septic Letter if applicable
Death Certificate, Will, Executed POA, Corp Resolution, etc.. if applicable
Additional items required by the Contract, Underwriter and Title agent
NOTE: Any individual who is currently on title will need to sign the appropriate documents to convey their interest to the new owners.
NOTE: If the Seller/Buyer is presently married the spouse will need to come to closing and execute the appropriate documents.
Real Estate Agent(s)/Mortgage Brokers, Lenders, etc..
Please have your clients prepared for their closing by having them follow the above guidelines. In addition, follow the guidelines below.
The Earnest Money Check Payable to the Closing Agent or it can be deducted from the Agent Commission, if applicable.
Be sure your Buyer(s) or Seller(s) brings Certified funds, Cashiers Check or have the funds Wire Transferred.
If the Buyer(s) or Seller(s) is Married they must bring their Spouse.
Termite Letter if applicable.
Septic Letter if applicable.
Keys or have made arrangements for keys.
Additional items required by the Contract, Underwriter and Title agent.
Communication
Communication is an important factor in a successful closing. Clear communication of where and when a closing is to take place is vital to a smooth closing. Please contact our office for scheduling in order to schedule the closing and please keep our office informed of any scheduling issues which may arise.
Funding
No funds can be disbursed until the Lender(s), Buyer(s) and Seller(s) funds have been received by our office in the required format (Certified funds, Cashiers Check or Wire Transfer) and that all of the lenders requirements have been satisfied.
